Under the direction of the General Accounting Manager, the Senior Accounting Analyst shall manage the day-to-day accounting for a real estate/leasing business. He/She will be responsible for coordinating the oversight of affiliates accounting team, perform projections and budget analysis, reconciliations, and postings. Furthermore, the Senior Accounting Analyst shall assist in the development of financial statements, reports and any project proposals, work with company executives to develop or improve communications for reporting of projections, cash flow and financial analysis of operating results. He/She will perform audits of records and adherence to company policies and procedures. He/She also has the responsibility to ensure compliance to government reporting and statutory obligations.
Job Description:
Financial Statement Reporting
Review and posting of monthly general journal entries.
Prepare monthly trial balance, to summarize in balance sheet, income statement, statement of changes in equity and statement of cash flows.
Review of balance sheet and income statement schedules.
Project or update annual projected balance sheet, income statement, statement of changes in equity and statement of cash flows.
Prepare and update analysis of statement of changes in equity to prevent the improperly accumulated earnings tax imposed by BIR and SEC (retained earnings should not exceed capital).
Prepare and update analysis of cash flows to recommend decision to management on how to manage the available cash.
Prepare analysis of electricity and water consumption of the whole building, with comparison to the amounts billed/charged to tenants.
Government Reporting and Statutory Obligations
Review and consolidation of monthly and quarterly VAT returns.
Prepare computation of quarterly and annual Income Tax returns.
Prepare and review reportorial requirements for BIR, SEC and PEZA.
Monitor and prepare requirements for renewal of permits and insurance.
Monitor timely filing of BIR returns and statutory contributions
Prepare or review requirements to be submitted to external auditors and BIR auditors.
Purchase and Payables
Perform document audit prior to Accounts Payable processing e.g. check invoices and/or billings are in accordance with BIR requirements.
Review and posting of check voucher entries and monitor completeness of documents attached;
Review and monitor progress billings and retention billings related to the construction of the building, if any.
Review and monitor monthly billings and timekeeping of service contractors, i.e. security services, housekeeping personnels, technicians, regular preventive maintenance, etc.
Lease and Receivables
Report weekly and monthly of outstanding lease receivables to top management.
Report and monitor lease contract to notify top management a few months before the expiration of these contracts.
Monitoring of initial and annual requirements needed by the lessor from the lessee, i.e. permits, SEC and BIR registration certificates, PEZA registration and annual certificate of VAT zero-rating, if applicable.
Leadership
Oversee accounting team members to ensure proper adherence to policies and procedures.
Research financial, accounting problems and recommend actions to assure resolution of such problems.
Review and prepare analysis on statements and reports for accuracy, completeness and compliance with policy and procedures.
Maintains accounting controls by preparing and recommending policies and procedures.
